FAQs- Do I really have to choose a property early for the next academic year?
Most students start looking for next year's accommodation before the end of the year. If you choose at this time you will have a wider choice of better accommodation. Students who leave it until the summer will be left with a reduced and poor selection of accommodation.
- What do I need to do to reserve a property?
A property only becomes reserved when a whole group has signed the tenancy agreement. All we ask for is a £100 fully returnable retainer per student when the tenancy agreement is signed. The full amount is returned as soon as you move in.
- What is the tenancy agreement?
It is a legally binding document between you and the landlord that states the amount of rent, length of tenancy, and your rights and responsibilities.
- What are my responsibilities?
These are clearly set out in your tenancy agreement, which you should read carefully before you sign. If you have any questions about the agreement, we will be happy to talk them through with you.
- What type of Tenancy Agreement will we sign?
The agreement is an assured shorthold tenancy under the Housing Act 1988 as amended by the Housing Act 1996.
- When do I have to pay the first term's rent?
The rent for the first term is due by 1 July and is payable by cash or cheque.
- How long is the Tenancy for?
All our student tenancies run for twelve calendar months.
- What else do I have to pay for?
If you choose Option A, you pay all the utilities and any other bills, with the exception of water rates. Option B is all-inclusive and covers gas, electricity and water rates. For those who choose Option B, an amount is allocated to cover the cost of the gas, electricity and water bills. If the total bills are lower than the amount charged, we will refund the difference at the end of your contract. Groups whose total bills are over the specified amount will have to cover the difference. We will provide you with copies of all bills as we receive them so you know how much you are using.
- When do I have to pay the first term's rent?

You can move in on the first day of your tenancy. However, we do need prior notice from you as to when you plan to move in. This is because all our properties need to be fully cleaned and maintained to the desired standard and we need to schedule this in.
We insure the property and our contents but we advise all students to have their own insurance policy for their own possessions. You will not be allowed locks or bolts on individual doors.
We are responsible for internal and external repairs. Students only pay if the breakdown or repair is due to negligence or misuse. Please let us know if there are any problems and contact us immediately for all emergencies.
- What must I do at the end of a tenancy?
Ensure that you fulfil your obligations stated in the tenancy agreement. We will inspect the property with you to make sure it is left in the state it was given to you. At this final inspection we will ask for your keys. If you have taken Option B (All Inclusive) and the total bills are lower than the amount charged, we will refund the difference. Please note, this can only be done after we have received the final bills and calculated the amount we will return to each student. |
